A pre-purchase building inspection helps the buyer and seller form an impartial overall view of the building’s condition, risk-prone structures and any need for further investigations. The inspection is carried out mainly in accordance with the current Finnish performance guidelines for pre-purchase building inspections.
In addition to detached houses, we inspect holiday homes, summer cottages and properties on islands. Different building types, structural solutions and challenging locations are considered when planning the inspection and preparing the project-specific quotation.
The inspection covers the building’s key spaces, structures and systems to the agreed extent. The findings are compiled into a clear written report that also presents recommendations for any further investigations and measures.

Do you suspect moisture in structures or wet areas?
A surface moisture survey can be used to assess whether wet areas or other suspected locations require further investigation. You will receive a written report and, where necessary, recommendations for more detailed investigations.
We also measure the relative humidity of structures using the borehole method. This method is used, for example, to determine the moisture condition of concrete structures before finishing, during repair work or when excessive moisture is suspected.
The right method for each situation
The appropriate measurement or investigation method is always selected according to the property, the structure and the issue being investigated. The results are documented in a written report, including recommendations for further measures where necessary.

Investigations to assess building condition and health
Moisture and indoor air quality investigations
We investigate the building’s moisture performance, possible damage and factors affecting indoor air quality. The scope is determined according to the property and the identified issue.
Structural condition investigations
We investigate the condition, damage and extent of damage in structures through methods such as exploratory openings, measurements and sampling. The results support the selection of appropriate repair measures.
Condition assessments and long-term maintenance planning
A condition assessment provides an overall view of the technical condition of the property’s structures and HVAC and electrical systems, as well as future repair needs. A long-term maintenance plan helps schedule and budget maintenance in a controlled manner.
Drainage pipe inspections
A camera inspection of drainage pipes can identify their condition, blockages, damage and water flow. It is suitable both for investigating observed moisture problems and for preventive inspection of the drainage system.
Asbestos and hazardous materials surveys
We identify asbestos and other hazardous materials that may be present in structures for the planning of renovation and demolition work.
